Singapore Property Areas 2026: 10 Neighbourhood Profiles

Buyers researching Singapore property often start with the same ten neighbourhoods: Bukit Timah, Bishan, Woodlands, the East Coast, Jurong East, Punggol, Orchard, Serangoon, Tiong Bahru and Holland Village. This page gives a short, factual profile of each: where it is, what rail lines serve it, and what government planning documents say is happening nearby. It does not rank the areas or predict prices.
This article is general information, not financial, legal or property advice. It doesn’t take your personal circumstances into account. Past price movements don’t predict future results; check official data and speak to a licensed professional before you commit.
The market in numbers (latest URA data)
According to the URA flash estimate released on 1 October 2026, the private residential price index rose 1.4% in 3Q2026, after a 0.5% rise in 2Q2026. Landed prices rose 2.8% and non-landed prices rose 0.9%: −0.1% in the Core Central Region (CCR), +0.2% in the Rest of Central Region (RCR) and +2.2% in the Outside Central Region (OCR). Flash estimates are revised; URA’s final 3Q2026 figures are scheduled for 23 October 2026.
URA’s 2Q2026 release put the vacancy rate of completed private homes (excluding ECs) at 6.4% island-wide: 8.3% in the CCR, 6.1% in the RCR and 5.6% in the OCR. URA doesn’t publish vacancy for individual estates or projects.
1. Bukit Timah
Bukit Timah sits in the central-west, around Bukit Timah Road and Dunearn Road, and is largely made up of landed homes and low- to mid-rise condominiums. The Downtown Line runs through it (stations include Beauty World, King Albert Park, Sixth Avenue, Tan Kah Kee and Botanic Gardens). Schools in the area include Hwa Chong Institution and Nanyang Girls’ High School. School proximity matters to some buyers, but it doesn’t guarantee a place: primary school registration rules are set by MOE.
2. Bishan
Bishan is a central HDB town with some private condominiums. Bishan MRT is an interchange on the North-South and Circle lines, and the town borders Bishan-Ang Mo Kio Park. The nearby Bright Hill station on the Thomson-East Coast Line will also become the western end of the Cross Island Line’s first phase, which LTA expects to complete by 2030.
3. Woodlands
Woodlands is in the north, beside the Causeway. It is served by the North-South Line and, since 2020, the Thomson-East Coast Line (Woodlands North, Woodlands and Woodlands South stations). The Johor Bahru–Singapore RTS Link will run about 4km from Woodlands North to Bukit Chagar in Johor Bahru (LTA). In a joint release on 2 October 2026, LTA and Malaysia’s Ministry of Transport said the operator, RTS Operations, had told them that passenger service is now expected to start in February 2027, subject to independent safety certification and final regulatory approvals. Woodlands is also planned as a regional centre in the URA Master Plan.
4. East Coast (Katong, Marine Parade)
The East Coast stretch covers Katong, Joo Chiat, Marine Parade and Siglap, known for Peranakan shophouses, East Coast Park and a mix of condominiums, landed homes and HDB flats. The Thomson-East Coast Line’s Stage 4, with seven stations from Tanjong Rhu to Bayshore, opened on 23 June 2024. LTA says a Marine Parade resident’s trip to Shenton Way takes about 20 minutes by TEL, compared with about 40 minutes by bus and train before. LTA’s TEL page lists Stage 5 (Bedok South and Sungei Bedok) for 2026.
5. Jurong East and the Jurong Lake District
Jurong East is an interchange on the North-South and East-West lines and sits next to the Jurong Lake District, which the URA Master Plan sets out as a major business and mixed-use district outside the city centre. LTA describes the Jurong area as set to be the largest commercial hub outside the CBD. The Jurong Region Line will add an interchange at Jurong East; LTA lists its first two stages for 2028 and the third for 2029.
6. Punggol
Punggol is a newer HDB town in the north-east, with Executive Condominiums and private condos. The Punggol Digital District combines a JTC business park with the Singapore Institute of Technology campus. Punggol Coast station, the new North East Line terminal in the district, opened on 10 December 2024; LTA said the business park and campus will house over 28,000 employees and 12,000 students. The Cross Island Line’s Punggol extension is listed by LTA for 2032.
7. Orchard (Tanglin, River Valley)
Orchard Road is Singapore’s main shopping street, with Tanglin and River Valley on either side. Most homes here are condominiums in the Core Central Region, where URA’s 3Q2026 flash showed non-landed prices down 0.1% and 2Q2026 vacancy at 8.3%, the highest of the three regions. Orchard MRT is an interchange on the North-South and Thomson-East Coast lines, and Orchard Boulevard and Great World stations are on the TEL.
8. Serangoon
Serangoon is a mature north-east town with HDB estates, condominiums and landed enclaves such as Serangoon Gardens. Serangoon MRT is an interchange on the North East and Circle lines, beside NEX mall and a bus interchange. The Cross Island Line’s first phase (expected by 2030) will serve areas including Serangoon North, LTA says.
9. Tiong Bahru
Tiong Bahru is one of Singapore’s oldest public housing estates, with pre-war and post-war walk-up flats now under URA conservation, plus newer condominiums around the edges. It is close to Outram, Chinatown and the CBD, and served by Tiong Bahru MRT on the East-West Line and Havelock station on the TEL. Tiong Bahru Market is the local hawker landmark. Conservation rules can affect what owners may change; check with URA before renovating a conserved unit.
10. Holland Village
Holland Village is a dining and shopping enclave off Holland Road, surrounded by landed homes, condominiums and HDB blocks at Holland Drive. Holland Village MRT is on the Circle Line.
Rules that apply in every area
Whatever the neighbourhood, the same national rules apply. Buyers pay Buyer’s Stamp Duty and, depending on residency status and how many homes they own, Additional Buyer’s Stamp Duty; selling a private home within a few years of buying can attract Seller’s Stamp Duty. The current rates are on IRAS’s stamp duty pages. Bank housing loans are subject to MAS limits such as the Total Debt Servicing Ratio and loan-to-value caps; check the current rules with your bank or on MAS’s rules for new housing loans. This page doesn’t quote rates, which change.
Questions to check
- What are recent transacted prices for the specific project or street? (URA’s property data and HDB’s resale data are free to search.)
- Is the MRT link already open, or still a target date that could move?
- Is the home freehold or leasehold, and how many years are left on the lease?
- Have you confirmed total costs (stamp duties, legal fees, loan) with IRAS’s calculators and your bank?
For official market data, see URA’s property data.
FAQ
Does this page say which area will rise most in value?
Nobody can say reliably, and this page doesn’t try. URA publishes price indices by region (CCR, RCR, OCR), not forecasts for individual neighbourhoods.
When does the RTS Link open?
As of LTA’s 2 October 2026 joint release, passenger service is expected in February 2027, subject to safety certification and regulatory approvals in both countries.
