First launch under URA’s GFA harmonisation rules
GuocoLand says Lentor Mansion was the first development launched under the Urban Redevelopment Authority’s new guidelines harmonising strata area and gross floor area. GuocoLand says units are sold based on liveable space. Under URA’s rules, all strata area now counts as gross floor area and voids are excluded from strata area (URA circular DC22-09). This means psf figures for Lentor Mansion aren’t directly comparable with older launches priced on the previous basis. Harmonisation is a URA policy, not a developer concept.
Design and location
GuocoLand describes the project as a “mansion-living concept” inspired by Singapore’s black-and-white bungalows. In its March 2024 release, GuocoLand said the project is expected to be completed by 2027. Lentor Mansion is in the Lentor area near Lentor MRT station on the Thomson-East Coast Line, which runs north to Woodlands North. The JB–Singapore RTS Link from Woodlands North is targeted to open in February 2027, subject to approvals (LTA, 2 October 2026).
