On 15 October 2026, a consortium of UOL Group and CapitaLand Development published launch details for the 1,268-unit project (the CapitaLand release’s project fact sheet also lists Singapore Land Group Limited in the joint venture). This page summarises those official facts: tenure, size, unit mix, published starting prices, MRT link and expected TOP window. It is not a buy or sell recommendation.

A 50:50 joint venture of CapitaLand Development and UOL agreed to buy the site en bloc for S$810 million in November 2024. The High Court granted the sale order on 1 July 2025 (CapitaLand), and the purchase was completed on 2 October 2025 (UOL SGX notice).
Published starting prices
The same CapitaLand release states that residential units are priced from S$2,608 psf, with these starting quantums:
| Type (as published) | From (S$) | Size cited |
|---|---|---|
| 2-bedroom | 1.544 million | 55 sqm / 592 sq ft |
| 3-bedroom | 2.503 million | 88 sqm / 947 sq ft |
| 4-bedroom | 3.388 million | 115 sqm / 1,238 sq ft |
Prices above these starting figures vary by stack, floor and collection. Always check the developer’s price list for the unit you are considering.
Unit mix (no 1-bedroom units)
CapitaLand’s 15 October 2026 fact sheet lists 1,268 units from 2-bedroom to 5-bedroom suite (Classic and Luxury collections), with no 1-bedroom type. Published starting prices begin at S$1.544 million for a 2-bedroom, S$2.503 million for a 3-bedroom and S$3.388 million for a 4-bedroom (from S$2,608 psf).

Private condo rules that often get mixed up
There is no HDB Minimum Occupation Period (MOP) on a private condominium. MOP is an HDB/EC occupancy rule. If you own an HDB flat, you must have met its MOP before buying private property (HDB: Acquiring Private Property). For a private home, selling soon after purchase can attract Seller’s Stamp Duty (SSD) under IRAS rules if you sell within IRAS’s SSD holding period. Check current IRAS rates and holding periods yourself; this page does not quote them.
Questions to check
If you are comparing Thomson Reserve with other District 20 or TEL-corridor options, these are process checks, not a recommendation to buy or walk away:
- Have you compared the developer’s full price list (not only the “from” figures) for the stack and floor you want?
- Does the unit type match your household size (published mix starts at 2-bedroom)?
- Have you confirmed loan eligibility and total cash/CPF needed with your bank, including Buyer’s Stamp Duty, and Additional Buyer’s Stamp Duty (ABSD) if you’ll still own another home, such as an HDB flat you’re keeping? For a general breakdown, see this guide on how much cash you need to buy a condo.
- Have you walked the Upper Thomson MRT link and the Bright Hill Drive approaches at the times you would actually commute?
- If you may sell within a few years, have you read IRAS’s current SSD holding-period rules?
Summary
Thomson Reserve is a large 99-year Upper Thomson launch by UOL and CapitaLand Development (with Singapore Land Group named on the CapitaLand fact sheet), priced from S$2,608 psf as of the 15 October 2026 release, with 1,268 units from 2-bedroom to 5-bedroom suite and an expected TOP in 2H2030. Use the developer release and sales documents as the source of truth; treat third-party “estimates” that pre-date 15 October 2026 as outdated.
FAQ
Who is developing Thomson Reserve?
CapitaLand’s 15 October 2026 release presents a consortium of UOL Group and CapitaLand Development. The release fact sheet also lists Singapore Land Group Limited in the joint-venture line.
Are there 1-bedroom units?
No. The published unit-type table starts at 2-bedroom and goes up to a 5-bedroom suite.
When is TOP expected?
The CapitaLand release says Thomson Reserve is expected to receive its Temporary Occupation Permit in the second half of 2030. That is a developer expectation, not a BCA certificate.
