Springleaf Residence, by GuocoLand and Hong Leong Holdings, is the first high-rise condominium in the Springleaf precinct of Upper Thomson. Beyond its five towers, it keeps a four-storey building from the former Upper Thomson Secondary School and converts it into homes. This page covers the layout and design facts the developer has published. For launch prices and take-up, see our Springleaf Residence launch facts.

Layout: towers and a conserved block
According to GuocoLand’s 17 August 2025 release, the 3.2-hectare site holds 941 homes:
- 909 apartments with two to five bedrooms, in five 25-storey towers.
- 32 apartments with one to three bedrooms, inside a conserved four-storey building that was part of the former Upper Thomson Secondary School.
At launch, 20 of the 32 conserved-block units were sold, including all eight one- and two-bedroom units and four of the 16 three-bedroom units, EdgeProp reported. A researcher quoted by EdgeProp noted that some conserved-block units are more spacious than comparable tower units.
Design approach
GuocoLand describes Springleaf Residence as the first development in Singapore to adopt a “biodiversity-sensitive design approach”. EdgeProp describes the site as next to Singapore’s largest nature reserve. Specific facilities and finishes are set out in the developer’s sales brochure, which buyers should check directly.
