Thomson Reserve is the 1,268-unit private condominium at Bright Hill Drive in Upper Thomson (District 20) launched by a consortium of UOL Group and CapitaLand Development (the CapitaLand fact sheet also names Singapore Land Group Limited in the joint venture, under developer entity Tamarind Development Pte. Ltd.). This page summarises the unit types, published sizes and facing points from CapitaLand’s 15 October 2026 release and fact sheet, plus neutral questions for reading a floor plan. For tenure, launch timing and the wider project facts, see our Thomson Reserve launch facts page. This is not a buy or sell recommendation.

This article is general information, not financial, legal or property advice. It doesn’t take your personal circumstances into account. Confirm figures on the developer’s materials and with your lawyer or bank before you commit.

Two collections (CapitaLand release)

According to CapitaLand’s 15 October 2026 news release and annex fact sheet:

  • Classic Collection: 740 units in the four 21-storey towers; two- to four-bedroom layouts.
  • Luxury Collection: 528 units in the two 30-storey towers, including larger formats up to a five-bedroom suite. CapitaLand states that this collection includes 112 private-lift homes.
  • Site and towers: about 51,567 sqm; four 21-storey and two 30-storey towers; 99-year leasehold commencing 14 July 2026.
  • Addresses listed on the fact sheet: 1, 3, 5, 7, 9 and 11 Bright Hill Drive. The release does not say which postal addresses belong to the Classic or Luxury Collection; use the developer’s sales documents for the stack you are checking.

Unit mix and sizes (no 1-bedroom units)

The CapitaLand fact sheet lists only 2-bedroom through 5-bedroom suite types. There is no 1-bedroom category. Unit counts below sum to 1,268.

Unit typeNo. of unitsArea
2-Bedroom10055 sqm / 592 sq ft
2-Bedroom Premium41663 sqm / 678 sq ft
2-Bedroom Premium + Study20068 & 72 sqm / 732 & 775 sq ft
3-Bedroom12088 sqm / 947 sq ft

4-Bedroom Premium + Study (private lift)28138 sqm / 1,485 sq ft
5-Bedroom Suite (private lift)28168 sqm / 1,808 sq ft

CapitaLand states that the larger four-bedroom Premium and five-bedroom Suite formats (and the four-bedroom Premium + Study on the fact sheet) include private lift access. Confirm the exact stack specification on the developer’s floor plans and price list.

Published starting prices

The same CapitaLand release states that residential units are priced from S$2,608 psf, with these starting quantums:

Type (as published)From (S$)Size cited
2-bedroom1.544 million55 sqm / 592 sq ft
3-bedroom2.503 million88 sqm / 947 sq ft
4-bedroom3.388 million115 sqm / 1,238 sq ft

Prices above these starting figures vary by stack, floor and collection. Always check the developer’s price list for the unit you are considering. A shorter project overview sits on our Thomson Reserve launch facts page.

What CapitaLand said about facing and views

These points are developer statements from the 15 October 2026 release, not independent measurements:

  • The site sits south-east of the Central Catchment Nature Reserve. CapitaLand describes views of surrounding greenery, including towards the Singapore Island Country Club and Bukit Timah Nature Reserve, and also mentions Lower and Upper Peirce Reservoirs, Windsor Nature Park and MacRitchie Reservoir.
  • CapitaLand states that more than 80% of stacks offer greenery or landscape views.
  • In the two 30-storey towers, CapitaLand states that ground-floor units are elevated about three storeys above Upper Thomson Road.
  • A sheltered walkway links the development to Upper Thomson MRT Station on the Thomson-East Coast Line.

Actual outlook, privacy and afternoon sun for a specific stack depend on that stack’s orientation, neighbouring blocks and level. Use the sales gallery site plan and stack sheets; do not treat brochure wording as a substitute for checking the unit you may book.

Car park lots (fact sheet)

The CapitaLand fact sheet lists 1,021 residential carpark lots for 1,268 units, including 31 EV lots and seven accessible lots. That is fewer than one residential lot per unit on a simple ratio. Ask the sales team how lots are allocated for the stack you are considering.

Questions to check (layout, facing and prices)

These are process checks for reading developer materials. They are not a recommendation to buy, hold or walk away.

Reading a floor plan

  • Does the published unit type and strata area on the price list match the floor-plan sheet for that stack (including any study or private-lift note)?
  • Where are the living room, bedrooms and service yard relative to the corridor, lift lobby and neighbouring unit?
  • Which walls are external? Where do windows and balconies face on the site plan?
  • Are air-con ledges, balconies and voids marked so you can see what is internal living area versus other stated area?

Sun, noise and approach (general)

  • West-facing windows get afternoon sun, and east-facing windows get morning sun. Check the stack’s orientation on the site plan for the unit you have in mind.
  • Units beside pools, tennis or multi-purpose courts, drop-off points or road frontage can hear more activity. CapitaLand lists eight pools and more than 80 facilities across three clubhouses; ask which facilities sit next to your shortlisted stacks.
  • The release names two road contexts for the site (Bright Hill Drive addresses; Upper Thomson Road mentioned for the elevated ground-floor line in the 30-storey towers). Walk the approaches at the times you would commute if that matters to you.

Checking actual transacted prices (URA)

This page does not quote third-party estimate psf figures or unsourced resale comps. For private residential transactions in Singapore, URA publishes searchable records based on caveats lodged with the Singapore Land Authority (and, for new sales from 25 May 2015, options data from developers). Use URA’s own tools rather than informal price lists:

URA notes that lodging a caveat is not mandatory, so some deals may not appear as caveats; new-sale reporting rules also differ by date. Treat URA figures as the official public record to check, then reconcile any shortlist against the developer’s current price list for Thomson Reserve.

Sales timing in the CapitaLand release

  • Public preview from 17 October 2026; official launch scheduled for 31 October 2026.
  • Sales gallery at Upper Serangoon Crescent (opposite Riversails); CapitaLand states daily hours 10am to 7pm from 17 October 2026.
  • Expected TOP: second half of 2030 (developer statement). Fact sheet estimated vacant possession: 28 February 2031.
  • Developer site named in the release: thomsonreserve.com.sg.

Summary

Thomson Reserve’s published mix runs from 2-bedroom to 5-bedroom suite across 1,268 units, with CapitaLand starting prices from S$2,608 psf as of 15 October 2026. Facing and view claims in this article are quoted from that release; stack-level outlook and price still need the developer’s plans and price list. For wider launch facts, use our Thomson Reserve launch facts page. For comparable private-home deals elsewhere, use URA’s transaction search rather than unsourced estimates.

FAQ

Are there 1-bedroom units?

No. CapitaLand’s published unit-type table starts at 2-bedroom and goes up to a 5-bedroom suite.

Which units have a private lift?

On the CapitaLand fact sheet, private lifts are listed for 4-Bedroom Premium, 4-Bedroom Premium + Study and 5-Bedroom Suite. CapitaLand also states that the Luxury Collection includes 112 private-lift homes. Confirm on the stack sheet before booking.

Where should I check other condo prices?

Use URA’s private residential transaction search (caveats and eligible new-sale options). This page does not republish third-party estimate tables.

Where are the full project facts?

See Thomson Reserve Condo Launch 2026: Details and Prices (post 1970) and CapitaLand’s 15 October 2026 release.
